The Most Accurate Way to Estimate Property Taxes

If you’re looking to purchase a new home or recently bought a new home, it is important to calculate your property taxes. Your property taxes will differ from the previous owner’s property taxes because all caps and exemptions are removed once ownership changes. If you purchased a home after January 1 of the current tax year, then your property taxes for the first year will be the previous owner’s property taxes and will change the following year to reflect your own property taxes.

The most accurate way to estimate your home’s or potential home’s property taxes is to use the tax estimator available here on our website. Our tax estimator utilizes the most recently certified millage rates, typically from the preceding tax roll year, to create an estimate of property taxes. The first step to using the tax estimator is to search for your property on our website. Once on the property record, click on the tax estimator button. This will prepopulate the property’s information, including the tax district (millage rate) and other fields.

For the just (market) value field, the number will prepopulate to the currently appraised just (market) value. To most accurately estimate your property taxes, replace the prepopulated number with the potential purchase price or sale price of the property.

For the exemptions field, select any eligible exemptions such as homestead, veteran, senior, widow/widower and others to be deducted from your estimate.

For the Save Our Homes (SOH)/portability field, type in the total that can be found by viewing the latest TRIM notice on the property appraiser’s website of the property you plan to sell. The tax estimator will compute a total of your ad valorem (property) taxes as well as non-ad valorem taxes, such as CDD fees (if applicable) and solid waste fees. The assessments are subject to change from year to year.
