Approach to Residential Valuation

Our Residential Valuation Department uses mass appraisal practices to value approximately 160,000 parcels every year. All properties are valued as of January 1 annually by using historical comparable sales from the previous year. The department also receives permits from the local government building department offices to assist with the valuation process. The home’s material, age, size, location, upgrades and more are considerations used when valuing a residential property. 

Our office uses high-resolution aerial photography and street-level imagery to appraise properties. This approach allows our team to value properties with little to no disruption to the property owner. A version of the imagery is available on this website’s mapping tool.
