Monthly Financial Statements


Eddie Creamer, St. Johns County Property Appraiser, will now publish monthly financial statements to the SJCPA website. The monthly financial statements are a detail of revenues from taxing authorities and expenses of the office compared to the budget as approved by the Florida Department of Revenue. The detailed budget may also be viewed here.

In publishing this information, Property Appraiser, Eddie Creamer, stated "It is very important that government be transparent at all levels. There is no reason that we, in public service, should not be held to the same normal financial standards and accountability as a private sector business. Bank  accounts should be reconciled monthly and financial statements should be prepared and reviewed as well. This information should then be made available to the public in a clear, consistent, and transparent manner. A better informed taxpayer can ask more informed questions and hold those in public service to the high standards we took the oath to maintain and defend".

Drone Ops Team Meets with Orange County PA


Today, representatives from the Orange County Property Appraiser's Office met with our Drone Operations Team to learn more about the many advantages of our drone program. During their visit, our Drone Team shared knowledge of everything from FAA licensing to flight data processing. Storm Damage Adjustments


Our office recently mailed a letter to all properties receiving a hurricane adjustment as a result of damage caused by Hurricane Matthew or Irma. Our field appraisers will be out conducting follow-up inspections to determine whether repairs have been completed and/or if the property was able to be occupied as of January 1, 2019. Our website and public data bundles now reflect the working 2019 Real Estate and Tangible Personal Property values. “Working” values will continue to change throughout the first half of next year as our appraisers evaluate their market areas, new homes and businesses are added to the tax roll, exemptions are granted, and ownership changes are applied. SJCPA Web Data


To keep up with our growing county, our staff is already hard at work on the 2019 Tax Roll! Until we are certified by the Department of Revenue in October, changes to the 2018 Tax Roll will be published in our property search data, CAMA Data/CAMA Data Supplemental bundles and the GIS Data bundles. 

To allow new homeowners the opportunity to file for exemptions, our homestead application will reflect the most current ownership as we process transfers in our 2019 database. Our maps will also reflect splits or combines that our GIS teams applies in our 2019 geodatabase.

2018 Preliminary Roll Approval


I am pleased to announce the approval of the 2018 preliminary assessment roll for St. Johns County by the Florida Department of Revenue.

As our staff continues to work diligently towards the First Final Certification of the 2018 Tax Roll, we would like to bring the following dates to your attention:

August 17, 2018 – Notices of Proposed Taxes (“TRIM Notices”) will be mailed to owners of taxable Real and Personal Property.

September 11, 2018 – Last day to protest values and/or file a petition to the Value Adjustment Board.

October 11, 2018 – Tentative 2018 First Final Tax Roll Certification.

2018 - 2019 Budget Presentation


Yesterday, Property Appraiser Eddie Creamer presented to the Board of County Commissioners a tentative budget for Fiscal Year 2018/2019. New Property Tax Refund


Eddie Creamer, St. Johns County Property Appraiser, announced a new property tax refund for property owners who suffered hurricane damage during the 2016 and 2017 storm seasons.

Residential homesteaded property owners in St. Johns County and throughout Florida may be eligible.

To qualify, the property must be homesteaded and have been uninhabitable for a minimum of 30 days due to damage from Hurricanes Hermine, Matthew or Irma.

The property owner must also submit an Application for Abatement of Taxes for Homestead Residential Improvements, along with documentation showing the property was not fit to live in, to their county property appraiser's office.

The deadline to submit applications is March 1, 2019.

If approved by the Property Appraiser, the St. Johns County Tax Collector's Office will issue a tax refund after homeowners pay their 2019 property tax bill, which is payable Nov. 1, 2019 through March 31, 2020.

View from Above


Our Drone Operations team visited the St. Augustine Lighthouse and Maritime Museum to obtain aerial photography of the property. This is the first of many flights to come, and we are excited about the future of our drone program and the benefits of this program to our office as well as our community. We are happy to be of service to one of our premier local attractions and to gain some valuable training time in the process. Thank you to Kevin Beverly and Sarah Repult for putting this  flight together.

This year, we have simplified our TRIM Notice presenting only pertinent information in an easy to read format consisting of one page front and back. We are excited to announce that the Department of Revenue has approved the 2017 assessment roll for St. Johns County.

Our numbers show St. Johns County taxable property values have grown 8.12% over last year.  Our 2017 preliminary taxable value now stands at $23,858,170,140, our net 2017 new construction is $737,851,434. The 2016 final taxable value was $22,065,974,488, with net 2016 new construction of $649,818,893.  The additional revenue to St. Johns County this year is anticipated to be $10,992,131.

In accordance with F.S.193.122(3), the second certification of the tax roll by the value adjustment board reflects all changes made by the board together with any adjustments or changes made by the property appraiser.

Monthly Financial Statements


Eddie Creamer, St. Johns County Property Appraiser, will now publish monthly financial statements to the SJCPA website. The monthly financial statements are a detail of revenues from taxing authorities and expenses of the office compared to the budget as approved by the Florida Department of Revenue. The detailed budget may also be viewed here.

In publishing this information, Property Appraiser, Eddie Creamer, stated "It is very important that government be transparent at all levels. There is no reason that we, in public service, should not be held to the same normal financial standards and accountability as a private sector business. Bank  accounts should be reconciled monthly and financial statements should be prepared and reviewed as well. This information should then be made available to the public in a clear, consistent, and transparent manner. A better informed taxpayer can ask more informed questions and hold those in public service to the high standards we took the oath to maintain and defend".

Drone Ops Team Meets with Orange County PA


Today, representatives from the Orange County Property Appraiser's Office met with our Drone Operations Team to learn more about the many advantages of our drone program. During their visit, our Drone Team shared knowledge of everything from FAA licensing to flight data processing. Storm Damage Adjustments


Our office recently mailed a letter to all properties receiving a hurricane adjustment as a result of damage caused by Hurricane Matthew or Irma. Our field appraisers will be out conducting follow-up inspections to determine whether repairs have been completed and/or if the property was able to be occupied as of January 1, 2019. Web Data Update


Our website and public data bundles now reflect the working 2019 Real Estate and Tangible Personal Property values. “Working” values will continue to change throughout the first half of next year as our appraisers evaluate their market areas, new homes and businesses are added to the tax roll, exemptions are granted, and ownership changes are applied. In addition to land, building and exemption values, historical assessment information from the 2018 and prior year tax rolls are available on your Property Record Card.

SJCPA Web Data


To keep up with our growing county, our staff is already hard at work on the 2019 Tax Roll! Until we are certified by the Department of Revenue in October, changes to the 2018 Tax Roll will be published in our property search data, CAMA Data/CAMA Data Supplemental bundles and the GIS Data bundles. 

To allow new homeowners the opportunity to file for exemptions, our homestead application will reflect the most current ownership as we process transfers in our 2019 database. Our maps will also reflect splits or combines that our GIS teams applies in our 2019 geodatabase.

2018 Preliminary Roll Approval


I am pleased to announce the approval of the 2018 preliminary assessment roll for St. Johns County by the Florida Department of Revenue.

As our staff continues to work diligently towards the First Final Certification of the 2018 Tax Roll, we would like to bring the following dates to your attention:

August 17, 2018 – Notices of Proposed Taxes (“TRIM Notices”) will be mailed to owners of taxable Real and Personal Property.

September 11, 2018 – Last day to protest values and/or file a petition to the Value Adjustment Board.

October 11, 2018 – Tentative 2018 First Final Tax Roll Certification.

2018 - 2019 Budget Presentation


Yesterday, Property Appraiser Eddie Creamer presented to the Board of County Commissioners a tentative budget for Fiscal Year 2018/2019. Although not a requirement of the Property Appraiser’s Office, Eddie consistently strives to provide outstanding service to the citizens of St. Johns County while being as transparent as possible with taxpayer dollars. New Property Tax Refund


Eddie Creamer, St. Johns County Property Appraiser, announced a new property tax refund for property owners who suffered hurricane damage during the 2016 and 2017 storm seasons.

Residential homesteaded property owners in St. Johns County and throughout Florida may be eligible.

To qualify, the property must be homesteaded and have been uninhabitable for a minimum of 30 days due to damage from Hurricanes Hermine, Matthew or Irma.

The property owner must also submit an Application for Abatement of Taxes for Homestead Residential Improvements, along with documentation showing the property was not fit to live in, to their county property appraiser's office.

The deadline to submit applications is March 1, 2019.

If approved by the Property Appraiser, the St. Johns County Tax Collector's Office will issue a tax refund after homeowners pay their 2019 property tax bill, which is payable Nov. 1, 2019 through March 31, 2020.

View from Above


Our Drone Operations team visited the St. Augustine Lighthouse and Maritime Museum to obtain aerial photography of the property. This is the first of many flights to come, and we are excited about the future of our drone program and the benefits of this program to our office as well as our community. We are happy to be of service to one of our premier local attractions and to gain some valuable training time in the process. Thank you to Kevin Beverly and Sarah Repult for putting this  flight together.

This year, we have simplified our TRIM Notice presenting only pertinent information in an easy to read format consisting of one page front and back. We are excited to announce that the Department of Revenue has approved the 2017 assessment roll for St. Johns County.

Our numbers show St. Johns County taxable property values have grown 8.12% over last year.  Our 2017 preliminary taxable value now stands at $23,858,170,140, our net 2017 new construction is $737,851,434. The 2016 final taxable value was $22,065,974,488, with net 2016 new construction of $649,818,893.  The additional revenue to St. Johns County this year is anticipated to be $10,992,131.
